Campground Overview
Dot's Mobile Ranch is located off of Old Highway 90 and close to Main Street for easy access to all of Vidor's offerings. Our park is small with only 7 sites, perfect for a quiet setting. Rules
Utilities
If electric usage goes over $75.00 a month, you will be charged for the overage at 10 cents per kWh. If water usage goes over $59.00 a month, you will be charged for the overage at 50 cents per gallon.

Pets
Pets are allowed if approved by Management. All pets must spend their primary existence within the RV. They are not permitted to be left outside unattended by Guests. Pet owners must clean up after their pets, including all pet excrement. THE PARK IS NOT RESPONSIBLE FOR ANY PET LEFT UNATTENDED IN THE RV AT ANY TIME FOR ANY REASON. Special trained pets for the handicapped, such as seeing eye dogs or trained hearing dogs, are allowed and may be of bigger size. Pets must be kept off other people’s RV spaces. Noisy, messy destructive, or dangerous pets will be cause for immediate removal.
Sewer & Trash
Sewer: A positive sewer seal at both ends of sewer hose is required. Texas law requires that a sewer hose must be fastened using a connector or a rubber donut. Do not dump anything down the sink or toilet to help maintain our sewer system. This includes wipes, non-septic safe toilet paper, condoms, food, grease, etc. Dumping of waste material is permitted only at the designated sewer inlet. Trash: Dumpster located in the park is for personal trash only, for guests only. Do not discard any materials. All garbage must be bagged & tied, boxes broken down. DO NOT leave trash outside by your RV. Cleanliness of the park is important to us. Sites are to be kept clean and orderly, as determined by management. Please leave laundry as you would like to find them. If they are in need of attention, please notify the manager.

Late Fees
There is an initial late fee of $35, followed by $7 a day starting on the 3rd day past when payment is due. There will be a 3 day vacate notice if full amount is not paid. If balance is still not paid, then the guest will be asked to leave the park.

Conduct
Disorderly conduct, drunkenness, illegal drugs, gambling, prostitution, obnoxious, disruptive or vulgar behavior will not be tolerated. No altercations in the park between guests or any employee of the park. They will be reason for immediate removal without refund. Illegal drugs of any form are prohibited on the property. Person(s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.
Additional Rules
RV LIABILITY & PROPERTY INSURANCE: Guests must maintain Liability & Property insurance with coverage at state minimums without any lapse in coverage. The insurance must cover the following: RV/Car Damage by tree breakage, flood, fire, theft, and/or other causes. Guests will be considered in default of their rental agreement if they do not maintain insurance coverage. CHILDREN: Children must always be supervised by a parent/guardian. Do not leave your children at the park when you are gone. We are not responsible for their safety or welfare. You are liable for their behavior. Please take note of the following: ● RV’s must be 15yrs or newer (unless approved by management by sending a photo of the RV PRIOR to move in). Any RV that does not meet managers standards of outward appearance, regardless of age, may be refused admittance to the park. ● No more than 2 Guests for long-term and 4 Guests for short-term are allowed per RV. 2 pets are allowed per RV. ● Use of neighboring vacant lots for personal storage, parking, dumping trash, gardens, etc. is prohibited. ● Each RV must be maintained in a neat and attractive condition at all times. RV’s must be fully self-contained and in good repair. ALL RV’S MUST BEAR THE INSIGNIA OF COMPLIANCE WITH THE STATUTES AND RULE OF BUILDING CODES OF THE STATE OR COUNTRY IT WAS MANUFACTURED IN AND NOT BE ALTERED UNLESS APPROVED BY THAT STATE, COUNTRY OR THE STATE OF TEXAS. All vehicles kept on park property must be operational, with current registration and insurance. All vehicles and trailers are to be parked off park roads. ● No appliances, mattresses, large tools, pop up tents, pools, sheds, porches, trampolines, fences, dog houses, kennels or any type of clutter are permitted. If it doesn’t fit on your slab, you won’t be able to bring it. (Nice outdoor furniture is acceptable). Any landscaping done to your lot must not interfere with the lawn care provided by the RV Park. If city code regarding clutter is broken, the guest will be responsible for paying the fine. ● Do not leave any food or anything poisonous such as antifreeze, oils, etc. that may hurt animals. ● Washing of rigs or vehicles is not permitted. Do not allow water to run freely. If your RV has a water or sewer leak, take care of the leak immediately to prevent fines for excess water usage. ● Do not drive or park on the lawn at any time for any reason. Stay on the main driveway at all times. ● ALL RV’s must arrive NO LATER THAN 8PM to set up before dark. ● Repairs of primary vehicle and RV are only allowed with expressed permission from management. Repairs of boats, motorcycles, and secondary vehicles are prohibited. ● Disabled vehicles and/or vehicles without current registration that are not being used on a regular basis are not allowed ● CLOTHES LINES ARE NOT ALLOWED. No drying or hanging laundry, towels, rugs, comforters, etc. outside ● Please observe a speed limit of no more than 5 mph. ●Open fires and standalone grills are not allowed in the RV park. ●Washing vehicles in the park is prohibited, however; keeping your RV clean and in good repair is required. ●No firearms, Air rifles, BB Guns, fireworks and/or sling shots are allowed in the park NO OPEN ●PARKING: 1 vehicle only per RV space. Please park parallel to your RV out of the main drives. ●No AC window units or space heaters are permitted at any time for any reason- they trip breakers! FIREARMS DISPLAYED ●CHECK-OUT TIME IS 1:00 P.M. Due to previous reservations, if you plan on staying longer, the earlier you re-register, the better your chance of keeping your site. ●No business or commercial activity of any nature shall be conducted in this park. The State of Texas or local governing body may also require an RV to be removed from a park after a certain duration of time. If such removal is required by law, owner shall have no responsibility to the guest therefore and the guest shall be required to move as directed. NO CHEATER BOXES OR PIGTAILS ALLOWED. Tampering in any manner with electric power sources or hookups, removing electrical breakers, modifying or altering electrical box, running extension cords from a different power source other than the one assigned is prohibited. ● Using a greater electrical load than the RV is designed or approved for or otherwise causing a dangerous condition or a fire hazard is prohibited. Lessor cannot guarantee continuance of power services and cannot be held responsible for loss of electricity/power. Dot’s Mobile Ranch is not responsible for any electrical components on RV’s. LIABILITY: Management is not responsible for losses due to fire, theft, flooding, or any accidents. You the Guest are hereby notified that you assume personal risk in such matters. For any accident or injury on any RV site, the Guest of such RV shall indemnify and hold management harmless of any and all claims by any person(s). Any and all persons using the facilities do at THEIR OWN RISK and consent. The park management is NOT RESPONSIBLE for Lessee’s safety or the safety or protection of any of Lessee’s possessions, including accidents due to fire, theft, wind, flood, personal negligence, acts of God or other unfortunate circumstances. The registered guest is financially responsible for all individuals or pets at their site for any/all damage to the park. Lessee acknowledges that the park entrance is not guarded, the park has no security system or patrol and that Lessee is responsible for locking his/her RV in order to help prevent loss or damage. Lessee agrees to notify Lessor or the police in the event lessee observes or learns of suspicious or illegal acts in the park. SKIRTING: Ridged skirting is not permitted. All other forms of skirting are subject to approval, in writing, from the park manager. RENTING OR SUBLETTING: Guests shall not sublease or otherwise rent all or any portion of Guests recreational vehicle. This space is to be used only by the Guests for private residential or recreational purposes and shall be used by no other persons except those people listed in this Agreement. No business or commercial activity of any nature shall be conducted in this park. Guests agree to immediately deliver possession of the space rented hereunder upon the expiration of the term of this Agreement. DISCLOSURE: As a privately-owned RV park we reserve the right to refuse admittance or service to anyone at any time and will not be responsible for any accidents that occur on the property.
